We have listed a few plumbing tips here for safety and minor repairs you can do yourself. Before you call a plumber for a minor problem, review these suggestions and even save some money!

Important!

For safety purposes, especially for children and the elderly, set your water heater at or below 120 degrees Farenheit. Water heater temperatures over 120 degrees can cause scalding or more serious burns.


Water Pressure

If you find the water is flowing out of the faucet slower than normal, first check the screen filter at the tap for sediments. Simply unscrew the end of the tap and rinse with water. Replace it back onto the tap and the water should flow freely.


Leaky Faucets

Before calling a plumber for leaky faucets, try replacing the seals at the end of the tap. Seals are inexpensive and can be purchased at your local hardware store.


Garbage Disposals

If your garbage disposal jams, UNPLUG IT! Remove the object in the disposal that is causing the jam with a pair of tongs. There is a service wrench that comes with the disposal (or use a 1/4 inch allen wrench) and insert into the hole at the bottom center of the disposal. Turn the wrench both directions until it turns freely into a complete circle. Push the reset button (a red button) located toward the bottom of the disposal. Your disposal should now be running properly. If this did not work for you, please contact us.


Toilets

Toilets sometimes keep running after the tank fills. If this happens, first remove the tank lid and lift the ball float upwards. If the water then stops running, you'll need to adjust the ball float. Turn the adjustment screw on top of the ball cock to make the float point more downward. You can also bend the rod a little downward. The water level in the tank should be about an inch below the overflow pipe. Most tanks are marked with recommended water levels.


A bit of water around the toilet may seem like leakage when actually it is condensation. This occurs in the summer months just as a cold glass of iced-tea on a hot summer day.


If there is a leak from the water pipe to the tank, you will see a puddle of water under the end of the tank. Most of the time, if you turn the nut (next to the bottom of the tank) just a little to tighten, it will stop the leak.


Sometimes when you pull the handle to flush, you have to hold it down to completely flush the toilet. In this case, open the tank lid and make sure the chain connected to the rubber ball is not tangled. If it's not tangled, adjust the length of the chain so the float ball is lifted higher when the handle is released.


In the event of unfortunate weather conditions, you may lose power. If your home runs on a well and septic system, your pump will not operate without power. Thus, your toilet tank will not be able fill up with water and cannot flush. You can prepare for bad storms when you hear they are coming by filling your bathtub with water. If the storms produces a power outage, you still have the ability to use your toilet. Just pour a bucket of water into the toilet after each flush!
